Single Register of Tourist Apartments in Spain
From 2 January 2025, the Registro Único de Alquiler Turístico y de Temporada (Single Register of Tourist and Seasonal Lettings) comes into force in Spain. These new regulations, which must be complied with from 1 July 2025, aim to regulate the tourist and seasonal rental market.
The Single Register is a centralised system that collects information on all properties used for tourist rentals in Spain. This measure applies to:
- Rooms rented through platforms such as Airbnb
- Holiday lets
- Seasonal lettings

Documentation
Gather the following information:
– Cadastral reference and the property's address.
– An indication of whether the property is let as a whole or by the room.
– Maximum number of occupants.
– Certification of compliance with regional requirements.
Registration number
Submit your application through the Colegio de Registradores online portal using your digital certificate.
You will receive a provisional registration number, which will become permanent once the documentation has been validated.
Obligations
🔄 Annual update: Renew registration every 12 months and submit an annual rental report.
🏷️ Registration number in listings: You must include the number on all platforms (Airbnb, Booking, etc.).
